Choosing the right property and the right builder are two of the most important decisions you will make. Before you commit, we help you understand what is possible.
If you already have a site in mind, we can walk the property with you, discuss your goals, and identify potential opportunities or constraints. From zoning and environmental considerations to neighboring properties, access, space limitations, and overall feasibility, we help you see the full picture before moving forward.

Pre-Construction
Pre-construction is where the project becomes clear, detailed, and ready to build.
During this phase, we work closely with you, your design team, and our trusted subcontractors to define the full scope of work, understand the design intent, and develop a realistic budget and schedule. Through a detailed RFP process, we gather pricing from the right trade partners, review the numbers carefully, and identify what is driving the cost of the project.
Our goal is to make sure you understand exactly what is included, how the budget is built, and what decisions may affect cost, timing, and execution. Before construction begins, we want every project to have a solid scope of work, a thoughtful budget, and a clear schedule—giving you confidence in the path ahead.
Budget
Our budgeting process is built from the ground up, with more than 300 detailed categories that help define the true cost of the project before construction begins.
As a cost-plus builder, we believe in full disclosure. You see every line item, understand what is driving each cost, and learn how decisions in scope, materials, labor, and finish details can move the budget up or down. Our goal is to gather as many accurate numbers as possible upfront, creating a solid baseline that helps you make informed decisions with confidence.
While changes can happen along the way, the more we know before construction starts, the more successful the project will be.
